 Closings
(Residential and Commercial) - Most of our closing practice involves the
representation of Lenders (banks, mortgage companies). We are title agents
for Stewart Title Guaranty Company and Ticor Title Insurance Company and can
close your loans quickly and professionally. We also represent Buyers and
Sellers. Put our expertise to your advantage as a Buyer or Seller.

Zoning and Land Use
(Permitting) - Representation before town boards (zoning board of appeals,
planning boards, conservation commissions) for subdivision approval, site
plan reviews, special permits, approvals not required and variances
(commercial and residential development). Attorney Moody currently serves as
an elected member of the Town of Duxbury Planning Board.

Real Estate Development - Land
Acquisition and Leasing - Representation in the purchase of property (or
option to purchase) with a forecasting eye toward possible use (including an
examination of zoning by-laws to determine by right uses as well as
procedures needed for particular envisioned development uses).

 Title
Disputes - Our office handles all forms of actions before the Land Court
including: actions to quiet title, boundary disputes, determination of
zoning applications, zoning and/or permitting appeals and determination of
easement applicability and effect. Our office currently handles claim
litigation for a national title insurance company.

Real Estate Litigation -Our
office can handle all your real estate litigation needs including contract
disputes, contractor disputes, consumer protection actions and any other
type of real estate related disputes.

Eminent Domain - If your
property (whether commercial, residential, developed or vacant) is the
subject of a Chapter 79 eminent domain taking our office will represent your
interests to maximize your compensation for such a taking. Our office will
require the taking authority compensate for the best use of the property and
maximize the true “market value” you are entitled to.
